The Dania Beach Housing Authority has bought a vacant commercial lot at 3100 N University Drive in Sunrise for $5.5 million, according to a Broward County deed recorded October 5, 2026. The seller was Busy Bee Sunrise LLC.

The deed does not say what the authority will build. Its plans are not on the public record we checked.

Why it matters

A housing agency named for one city bought land in another. Sunrise is not Dania Beach, so the purchase stands out for where it happened, not only for the price.

Public housing authorities rarely buy sites without a use in mind, but the record here shows no use. The property appraiser codes the parcel as vacant commercial, and the deed is the only filing we found tied to the sale. We did not find a board resolution or an announcement of a project for the site.

The instrument is a multi special warranty deed, number 121134055, covering folio 494121030032. The price works out to roughly $379 per square foot of land across the 14,506 square foot lot.

That is a high figure for a lot of this size coded vacant commercial, though one deed does not set a market. Compare it against other recent Broward land trades in South Florida before drawing conclusions about pricing.
