Capital Fund I writes 12 DFW loans as an older one heads to auction
Capital Fund I, a Scottsdale lender, recorded 12 DFW deeds of trust since Oct. 7 while a 2025 loan it made heads to a Nov. 3 trustee's sale in Fort Worth.
Capital Fund I, an Arizona lender based in Scottsdale, recorded 12 new deeds of trust in Dallas, Tarrant and Denton counties between Oct. 7 and Oct. 28. The loans finance small residential properties in Mesquite, Garland, Grand Prairie, Dallas, Forest Hill, Bedford, Saginaw, Fort Worth and Haltom City. One of its earlier loans is in default: a Fort Worth house it financed in February 2025 is set for a Nov. 3 trustee’s sale.
For a flipper or builder shopping private rehab money in DFW, the records show this lender still funding new deals at about four a week, while one older loan has reached the foreclosure stage.
Why it matters
Private lenders like Capital Fund I make short-term loans that banks often avoid, typically against single-family rehabs. Their recording pace is a near-real-time read on how much of that capital is flowing, and 12 new loans in three weeks says it is still moving. The Wheaton Drive loan is the counterweight. The scanned notice shows a $184,000 original loan amount, and the Tarrant Appraisal District values the property at $180,000. The current balance is not in the record.
The numbers
The 12 deeds of trust name 11 LLC borrowers and one individual. The LLCs include Blessing Home Investments, Ever Built Renovations, Xford Texas Investments, Phoebus Properties, Moi Dom, Brute Force CRE, Novis Horizon, Oaxaca Properties, Sarucasa, Sieteverde Investments and Wood Point Properties. Separately, a Tarrant County notice of trustee’s sale recorded Oct. 12 names New Beginnings Home Remodeling and Construction as the borrower on a Capital Fund I deed of trust dated Feb. 10, 2025. The collateral is 6205 Wheaton Drive in Fort Worth.
What’s next
The Nov. 3 first-Tuesday sale will show whether 6205 Wheaton Drive sells to a third party or goes back to Capital Fund I on a credit bid. Whether any of the 12 new borrowers follow will show up in later Dallas, Tarrant and Denton filings. More on the region: Dallas-Fort Worth.
