Spirit Airlines is walking away from its Dania Beach real estate. Broward Clerk deed records show the airline sold a $60 million single-tenant office building at 1701-1741 Radiant Drive and a $24 million, 100-plus unit multifamily property at 1700 Meridian Drive, both to a buyer entity called DPC Holdco, in deeds recorded October 23. The $84 million combined exit adds to a run of non-core asset sales at the carrier, and it puts two properties tied to its home turf into new hands in the same week.

Why it matters

Dania Beach sits next to Fort Lauderdale-Hollywood International Airport, where Spirit is headquartered, and the two parcels have been associated with the carrier’s operations for years. A single buyer taking both properties within days signals a coordinated acquisition, not a piecemeal liquidation, and raises the question of what DPC Holdco plans for an office building and a multifamily complex sitting that close to the airport. Spirit’s broader asset sales have drawn scrutiny from creditors watching the carrier’s balance sheet, and real estate is one of the more liquid pieces it can move fast.

The numbers

The Spirit trades were not isolated. Broward Clerk records recorded in the same October 19 to 23 window show roughly $181 million in office, multifamily and land trades across the county. Wells Fargo Bank sold a $9.4 million office building in Pompano Beach. G&C 200 Broward Owner LLC paid $69.7 million for the multi-tenant office tower at 200 E Broward Boulevard in Fort Lauderdale, bought from Banyan Street/Gap. And an $18 million vacant site in Deerfield Beach changed hands in the same cluster. Office product dominated the week’s volume, a signal that institutional buyers are still writing large checks for South Florida commercial assets even as leasing fundamentals stay mixed.

What’s next

DPC Holdco has not filed permits or site plans for either Dania Beach property, so whether the buyer intends to hold, redevelop or re-tenant the office and multifamily assets is not yet public. The Fort Lauderdale office tower sale to G&C 200 Broward Owner LLC is the largest single trade in the cluster and will be a marker for office valuations downtown. The Clerk’s office continues to record deeds in real time, and any permit filings tied to the Dania Beach parcels would be the next concrete signal of the buyer’s plans.

On the record
