Land and lot records filed this week give builders a price check on South Florida dirt, and the headline isn’t a tower. It’s a $6.9 million permit for a guest house.

Miami-Dade RER issued permit 2027002417 on October 14 for a 10,600 square foot guest house at 3545 Anchorage Way, owner Mark Halpern Trs, general contractor Jomed Construction Corp. Three more single-family permits cleared in the same window: 6117 Riviera Dr at $2.2 million for 18,000 square feet, 650 Leucadendra Dr at $3.3 million for 10,982 square feet, and 5865 N Kendall Dr at $2.4 million for 8,429 square feet.

Why it matters

Permit valuations only tell half the story. The clean comp is the land itself: a 19,068 square foot vacant lot at 711 NE 23 Ter traded for $6 million, about $315 a square foot, on September 29, Mbm Developments Llc buying from South Park Tower Llc. That’s the number builders in South Florida should be underwriting against for infill teardown sites this quarter, not list prices from a year ago.

The numbers

Broward’s clerk deeds recorded October 19 through 23 show the commercial side of the same story. Spirit Airlines sold a $60 million Dania Beach office building and a $24 million Dania Beach multifamily parcel, both to DPC Holdco, totaling $84 million in two deeds. A $9.4 million Pompano Beach office changed hands with Wells Fargo as seller. A $69.7 million Fort Lauderdale office at 200 E Broward Boulevard sold with Banyan Street among the sellers. An $18 million vacant site in Deerfield Beach also traded.

What’s next

Spirit Airlines offloading two Broward properties in one week reads as a company shedding real estate, not a developer making a play, and it’s worth watching whether more of its footprint hits the market. On the residential side, the $315 a square foot Miami lot comp sets a floor for anyone pricing teardown land ahead of the next permit cycle.
