Don King's DK Arena Puts Mangonia Park Jai-Alai Site to Auction
A federal judge approved bid procedures to sell DK Arena's roughly 52-acre Mangonia Park site free and clear, with an Oct. 30 auction if rival bids arrive.
A federal bankruptcy judge has cleared the way to sell the former Palm Beach Jai-Alai fronton site in Mangonia Park, owned by boxing promoter Don King’s DK Arena Inc, to the highest bidder. The order, entered Oct. 9, covers substantially all of the debtor’s real estate and sets a fixed calendar for a free-and-clear sale. We found no prior coverage of the order.
Why it matters
Large infill parcels in central South Florida rarely trade, and this one is roughly 52 acres in Palm Beach County near the I-95 corridor. A free-and-clear sale under court order means liens are stripped at closing, which removes the title risk that normally slows a distressed land buyer.
The site’s owner is a famous name losing control of it. DK Arena filed Chapter 11 on May 15 in the Southern District of Florida, West Palm Beach division, Case 26-16307-EPK, before Judge Erik P. Kimball.
The Real Deal reported that King faced a foreclosure suit of roughly $5 million in March 2025 and listed 52 acres in Palm Beach County the following month. The bankruptcy sale is the next chapter of that effort.
The numbers
Doc 64 names Palm50 Acres LLC as the stalking horse bidder and attaches a break-up fee, so rival bidders must clear the opening offer plus that fee. The order does not disclose the stalking-horse price, and we have not confirmed the exact parcel boundaries, which sit in the underlying sale motion.
The calendar is short:
- Oct. 26, 5 p.m.: bid deadline
- Oct. 30, 10 a.m.: auction by Zoom, if qualified bids arrive
- Nov. 4, 2 p.m.: sale hearing
What’s next
If no qualified rival bid arrives by Oct. 26, Palm50 Acres is positioned to close as the buyer at the sale hearing. A competing bid would trigger the Oct. 30 auction.
Developers watching the site should pull the sale motion for price and parcel detail and confirm qualification requirements before the deadline. We will update when the auction result or the stalking-horse price is on the docket. More coverage is in our distress and opportunity file.
