$1.25M East Flatbush Lot Gets 39-Unit Filing 16 Days After Sale

The buyer is an LLC formed for the lot. DOB lists the owner as a corporation, with an individual named on the filing.

A $1.25 million Brooklyn lot at 1023 Willmohr Street in East Flatbush drew a 7-story, 39-unit New Building filing 16 days after its Sept. 8 deed, with a $1.125 million mortgage recorded alongside the sale, per ACRIS and DOB NOW.

Why it matters

The buyer moved from closing to a full plan filing in about two weeks, which suggests the design was in hand before the deed was signed. DOB NOW job B01464390-I1 describes a proposed new 7-story, 39-unit residential building, and it sits in Plan Examiner Review as of Sept. 28. We found no earlier new-building filing on the lot, so the seller of record, a longtime owner per the property tax owner field, sold ahead of any approved plan.

The numbers

The Sept. 8 deed conveys the lot to 1023 ARM LLC for $1,250,000, which is $32,051 per proposed unit and about $61 per square foot of the 20,434.7 square feet on the filing. The mortgage from Broadview Capital LLC is $1,125,000, or 90% of the price, and an assignment of leases for the same amount was recorded with it. Both were recorded Sept. 14. The filing was prepared by Leandro Nils Dickson Architect, LLC, with Express Filing Inc. as filing representative. DOB lists the owner type as a corporation and names Joe Schwimmer as the owner contact, while the business name field says Not Applicable. The deed itself does not show who signed for the LLC, so we do not say who controls it.
