EdgeCore Closes $521M Green ABS on Santa Clara Data Center

EdgeCore Digital Infrastructure says it closed a $521M green ABS secured by its 36 MW SV01 data center in Santa Clara, its second securitization.

$521MABS financing
36 MWSV01 IT capacity
62 MWfinanced capacity

EdgeCore Digital Infrastructure says it has completed a $521 million asset-backed securitization secured by SV01, its fully leased data center in Santa Clara, according to the company’s press release. Proceeds will refinance existing construction loans and fund further development.

Why it matters

Securitizing a stabilized hyperscale lease lets a developer pull construction debt off its books and recycle capital into the next campus. For Silicon Valley, where power-constrained sites are the scarce input, the company presents leased capacity as a financeable asset class. The company is owned by Partners Group, and the release dates the announcement to late October, so this is a financing already closed rather than a pending one.

The numbers

Per the release, the notes are green bonds issued under EdgeCore’s Green Financing Framework, aligned with the ICMA Green Bond Principles. SV01 has 36 MW of IT capacity and is leased to an investment-grade hyperscale customer, who also leases the company’s other financed facility. Together the two facilities total 62 MW of financeable capacity. This is EdgeCore’s second ABS, after a $235 million deal in 2025. The release names MUFG as sole structuring advisor, with ING and MUFG as joint book-running managers and First Citizens Capital Securities and Huntington Capital Markets as co-managers. It does not break out tranches or pricing, and we have not independently verified the collateral appraisal or lease terms.

What’s next

The release does not say which projects the development proceeds will fund or where. Watch for rating-agency presale reports and recorded deeds of trust on the Santa Clara parcel, which would show lender structure. We are attributing every figure above to the company’s announcement.
