EOS Fitness and AIV File $16.3M in Houston-Area Projects

Two accessibility registrations reached the Texas Department of Licensing and Regulation this week from the Houston metro: a $6.3 million EOS Fitness club in The Woodlands and a $10 million AIV warehouse in northwest Harris County. Together they total $16.3 million. For builders and brokers, each puts a named owner, a size and a start date on a site before permits post.

Why it matters

EOS Fitness registered a 42,162 sq ft ground-up club at the southeast corner of FM 1488 and Buckshot Lane in The Woodlands, Montgomery County, on Oct. 14. The owner of record is K Plaza LP of Katy, with EOS as the facility named on the filing. It follows the chain’s $6.37 million Kyle registration, filed Oct. 8, which AmDev covered in an Austin-area retail roundup.

AIV, LP registered a 107,141 sq ft tilt wall warehouse at 22806 Northwest Lake Drive on Oct. 15. The site carries a Houston mailing address in Harris County. The owner lists that same address as its own, so the filing reads as new space at an existing AIV location rather than a move.

The numbers

The EOS Fitness record lists an estimated cost of $6,324,300, a start of Feb. 13, 2027, and completion by Feb. 13, 2028. James E. Stroh, Architect, of Las Vegas is the design firm. The AIV record lists $10,000,000, a start of Dec. 1, 2026, and completion by Nov. 1, 2027, designed by Kingham Dalton Wilson. Both are listed as privately funded, on private land, for private use. Each cost is the registrant’s declared estimate, not a sale price or an appraisal.
