Four chains register $29M of stores in Kyle, Leander, Manor, Bastrop

Four retail projects registered with the Texas Department of Licensing and Regulation (TDLR) on Oct. 5 and Oct. 8, 2026. They total $29,172,450 in registrant-estimated cost and sit on three different edges of the Austin metro.

Why it matters

Retail tenants commit where they expect households. These filings show which chains are betting on which corridor, with start dates two to three months out.

For agents, each row is a tenant-rep or landlord-rep lead.

For builders and trades, the start dates give a bidding window before year end.

The numbers

Each figure is a registrant estimate of construction cost, not a sale price or a loan.

• EOS Fitness, Kyle (Hays County): $6,372,450. Ground-up 42,556 sq ft fitness club, including a 2,558 sq ft outdoor exercise area. Registered Oct. 8, start listed Dec. 18, 2026, completion Dec. 18, 2027. Record.
• Rooms To Go, Leander (Williamson County): $5,800,000. New 49,182 sq ft showroom. Registered Oct. 8, start Jan. 1, 2027, completion Dec. 31, 2027. Record.
• Hobby Lobby, Manor (Travis County): $6,000,000. New store of about 55,000 sq ft. Registered Oct. 5, start Dec. 15, 2026, completion July 23, 2027. Record.
• Dick’s Sporting Goods, Bastrop (Bastrop County): $11,000,000. The filing’s project name is Dick’s Sporting Goods 1727, at the Burleson Crossing East facility. New 55,000 sq ft building, turnkey with the full interior buildout. Registered Oct. 5, start Dec. 1, 2026, completion Dec. 31, 2027. Record.

The Bastrop store is the largest at $11 million, about $200 per sq ft on the stated size. The other three average $6.06 million.

What’s next

Registration is not a permit. Local building permits, and for Manor the City’s site plan record, are the next checkpoints. Completion dates run from mid-2027 to year-end 2027.

We will watch for contractor registrations on all four. A Sam’s Club remodel in Williamson County also registered on Sept. 30 at $9.7 million, but its city is not confirmed, so it is not counted here.
