Virtu Financial Fit-Out at The Republic Registered at $14.5M
A $14.5M TDLR registration covers a two-floor fit-out for Virtu Financial at The Republic, the downtown Austin tower at 401 W. 4th St.
Virtu Financial’s new offices at The Republic, the downtown Austin tower at 401 W. 4th St., carry an estimated build-out cost of $14.5M. That figure comes from a Texas Department of Licensing and Regulation (TDLR) registration filed Oct. 23, 2026, which names Virtu Financial as tenant.
The registration, TABS2027004286, lists owner of record DW CAL 308 GUADALUPE, LLC. It covers a first-generation interior fit-out of levels 25 and 26, about 60,000 sq ft, including partitions, ceilings, a new interior stair, restrooms, locker rooms and mechanical, electrical and plumbing work. Cline Design Associates is the design firm of record. Work is estimated to start Nov. 30, 2026, and finish by July 31, 2027.
Why it matters
The filing turns a reported lease into a dated construction scope. Realty News Report reported in August 2026 that Virtu Financial, the publicly traded (NASDAQ: VIRT) electronic trading firm, had leased space in the tower. A first-generation fit-out means the two floors have never been built out before. For office brokers and interior contractors, the registration sets the window when this space comes off the market and when the build-out work is scheduled.
The numbers
The Republic is an 800,000 sq ft, 48-story tower completed in late 2025. According to Realty News Report, it was developed by DivcoWest, Lincoln Property Company and Phoenix Property Company, and is about 73% leased. The outlet put Virtu’s lease at 55,000 sq ft and law firm Jackson Walker’s at more than 110,000 sq ft. The TDLR scope for the Virtu fit-out is approximately 60,000 sq ft; the filing does not explain the difference from the reported lease size.
What’s next
TDLR’s dates are planning-stage estimates, not committed dates. A City of Austin building permit for the interior work would be the next public record to confirm the contractor and timeline. More Austin development coverage.
