Faicco's Deli Building Sells for First Time in Over a Century
The deli stays open. The building changes hands for the first time in more than 100 years.
SL Property Group has bought 260 Bleecker Street in the West Village, the five-story mixed-use building that has housed Faicco’s Italian Specialties since 1900, for $5.93 million, according to Traded.co. The deal closed October 9, 2026, and marks the first sale of the building to a buyer outside the Faicco family in more than a century.
Why it matters
Faicco’s is not moving. The deli operates on a commercial lease and the sale transfers the real estate, not the business. For the neighborhood, the deal is a reminder that single-family-held retail buildings in the West Village rarely trade, and when they do, the sale itself becomes the story independent of what happens to the tenant.
For the buyer, the math is straightforward: a 5,295 square foot building on Bleecker Street at roughly $1,119 a square foot, with four residential units above the storefront on a mix of rent-stabilized and free-market leases. That combination of in-place retail income, upside on the apartments over time, and a corner of the West Village that turns over slowly gives SL Property Group a hold with limited near-term risk and a long runway.
The numbers
City deed records support the “first sale in a century” framing. ACRIS shows no deed for the parcel, Manhattan Block 586, Lot 66, going to anyone outside the Faicco family. A 1974 deed moved the property between Edward J. Faicco and Anna M. Faicco. A 1995 deed, filed after Edward’s death, transferred it through Joseph M. Faicco as executor to other Faicco family members. In 2004, the family refinanced through an entity called 260 Bleeker LLC, taking a $299,619 mortgage and a related $600,000 agreement with SI Bank & Trust. None of those filings is a sale to an outsider.
That gap, more than three decades with no deed to an unrelated buyer, and Traded’s reporting that the building last sold around 1900, together make the 2026 closing the clean break in the chain of title that both the broker listing and the Crain’s headline describe.
What’s next
The sale closed with Sean Lefkovits of SL Property Group representing the buyer and Rodney Nassimian of Highcap Group representing the seller, per Traded’s listing. No filings yet show a change in use or a construction application tied to the address, so for now the building’s path is the one the price implies: collect the retail and residential income already in place. Any permit activity at the site would be the next marker to watch under the American Developer’s New York coverage.
