Fort Lauderdale Set to Vote on PDD Change for The Cypress
Fort Lauderdale's commission votes Oct. 20 on a PDD amendment for The Cypress mixed-use project at 400 N. Corporate Drive.
Fort Lauderdale’s City Commission takes up a Planned Development District amendment Tuesday for The Cypress, a mixed-use project at 400 N. Corporate Drive that already holds an approved PDD site plan and design narrative. The item is Resolution 26-0866, agenda number R-6, Case No. UDP-A26033, filed by PFL VII LLC and located in Commission District 1.
Why it matters
A PDD amendment means the project cleared its initial entitlement already, under Ordinance No. C-24-11, and is now back before the commission to change what was approved. That is a different and often tougher vote than a first approval, since neighbors and staff are reacting to a specific change rather than a concept. Fort Lauderdale has pushed several corridor sites through PDD revisions this year as developers adjust unit mix and parking to current costs, and this item is another test of how much latitude the commission will give an already-entitled project in South Florida. The agenda packet shows staff prepared both a resolution approving and a resolution denying, the standard sign that the outcome is not settled going into the hearing.
The numbers
The packet attached to R-6 includes a parking analysis and a traffic study summary, both dated Aug. 20, 2026 and prepared by Traftech Inc., alongside a Broward County water and sewer capacity letter dated April 26, 2023. Those three documents, filed together, indicate the amendment touches site circulation and utility capacity rather than a simple cosmetic change to the design narrative, though the agenda itself does not break out a revised unit count, height or square footage. The exhibits also include Administrative Review Committee comments and the applicant’s written responses, meaning staff already flagged issues PFL VII LLC had to answer before the item reached the commission floor.
What’s next
The vote is scheduled for the City Commission’s regular meeting on Oct. 20, 2026, with a separate conference meeting on the same date. Approval would lock in whatever revised site plan and design narrative staff and the applicant negotiated through the administrative review process; denial would send PFL VII LLC back to the drawing board on an already-entitled site. The American Developer will follow up with the specific entitlement changes once the commission acts.
