The City of Fort Worth is the applicant on a 19.87-acre rezoning along Decatur Avenue. It would put “MU-2,” the city’s high-intensity mixed-use district, on land now zoned PD775 and CUP-29. The Zoning Commission hears case ZC-26-114A at 1 p.m. on Oct. 14, 2026. For builders and agents, a yes would reset what can be built across the whole area at once.

Why it matters

The request is city-initiated and spans multiple owners, so no single owner has to file a separate case.

The agenda lists the Council District as CD 2. It names no developer, and the owners are listed only as “multiple owners.” Developers assembling or buying near Decatur Avenue would be buying under a different entitlement if the request passes.

The numbers

Agenda item D.3 gives the site as the 2335-2429 (odds) and 2500-2700 blocks of Decatur Avenue. Total area is 19.87 acres. The request splits into two tracts:

  • Tract 1, 3.86 acres: from “PD775” and “CUP-29” to “MU-2” High Intensity Mixed-Use.
  • Tract 2, 16.01 acres: to “CUP-29” and “MU-2” High Intensity Mixed-Use.

The agenda does not say how Tract 2 divides between the two designations. It also lists no height limit, unit count, square footage or waiver, and it gives no site plan for this case. We did not find a developer or operating brand tied to the record, so none is named.

What’s next

The Zoning Commission hears the case at 1 p.m. on Oct. 14, 2026, in the City Council Chamber at City Hall, 100 Fort Worth Trail. A work session at 11:30 a.m. is open to the public but takes no public or applicant comment. Speakers at the hearing must attend in person and complete a card.
