The Goldman family that renamed South Beach’s Hotel of South Beach after its late founder is selling the 53-room Tony Hotel at 801 Collins Ave. to French investors for a reported $16.5 million, The Real Deal reported September 15. Miami-Dade’s property records show no deed recording that transfer yet: the county’s tax roll still lists the owner as The Hotel of Collins Ave LLC, a Goldman entity, and the official records index, current through September 9, carries no 2026 transfer for the folio.

Why it matters

Tony Goldman bought into a derelict South Beach in the 1980s and is widely credited, along with his daughter Jessica Goldman Srebnick, with pioneering the Art Deco district’s revival before he turned to Wynwood’s warehouse-to-arts-district transformation. A sale would end roughly 40 years of Goldman ownership of this specific property, dating to a $550,000 purchase recorded in November 1986. For agents and hospitality investors working South Beach, a Goldman-to-outside-capital handoff on a 4-floor, Collins Avenue boutique property is a signal of continued foreign appetite for Miami hotel assets even after a discount sale earlier in the cycle at a nearby Ocean Drive property.

The numbers

Miami-Dade’s Property Appraiser puts the 2026 market value of the folio at $10.9 million, up from $9.46 million in 2025, with $4.52 million allocated to land and $6.38 million to the building; the 2026 assessed value is $9,128,357 after the non-homestead assessment cap. The property sits on a 14,000-square-foot lot with 23,949 square feet of adjusted building area across a 1939 structure and a 1998 addition, and carries 53 living units. The only recorded sale on file is the $550,000 transaction from November 1986; a subsequent 08/2006 transfer for $0 moved the property into the current LLC without changing beneficial ownership. The reported $16.5 million price has not been confirmed by a recorded deed or documentary stamp tax, which in Miami-Dade is assessed at $0.60 per $100 of consideration and would corroborate the figure once filed.

What’s next

Watch the Miami-Dade Clerk’s official records for a warranty or special warranty deed naming The Hotel of Collins Ave LLC as grantor; that filing, and its doc-stamp calculation, will be the first independent confirmation of the reported $16.5 million price. Until it records, the sale remains reported but not closed on the public record, and the Goldman family remains the folio’s owner of record.
