GrayStreet Partners pledges 1611 Broadway in new IBC Bank loan
GrayStreet Partners put its 1611 Broadway building up as collateral for a new loan from IBC Bank, Bexar County clerk records show.
GrayStreet Partners has put its property at 1611 Broadway up as collateral for a new loan from International Bank of Commerce, according to a deed of trust the Bexar County Clerk recorded this month.
The filing, instrument 20260203111, names GrayStreet 1611 Broadway LP and GrayStreet 1611 Management LLC alongside a third entity, Caliburn Capital LLC, as co-grantors. International Bank of Commerce, known locally as IBC Bank, is the sole grantee. The clerk’s office recorded the document on Oct. 16, 2026, two days after it was signed on Oct. 14.
Why it matters
A deed of trust is a financing filing, not a sale. GrayStreet Partners kept 1611 Broadway and borrowed against it, a sign the firm is drawing on equity in a held Broadway corridor asset rather than selling it. For lenders and brokers on Broadway, it puts IBC Bank on record as a lender to one of the corridor’s active owners.
The numbers
The property is described in the filing as Lot 26, Block 18, NCB 964, in the Broadway 1611 IDZ subdivision. Bexar County’s public record does not carry a verified loan amount on the scanned instrument, and none is printed here. Three entities are named as co-grantors on the single filing: two carry the GrayStreet name, and one, Caliburn Capital LLC, does not.
What’s next
The deed of trust gives IBC Bank a lien position on 1611 Broadway until the loan is satisfied or refinanced. Watch the Bexar clerk’s index for a release of lien or a follow-on filing tied to the same instrument number, which would mark the loan’s payoff or a subsequent draw.
