Three Bexar, Kendall land buys close with $6.9M in same-day bank loans
Each loan was recorded alongside the purchase deed it financed, so these are acquisition loans, not construction draws.
Three buyers of land in Bexar and Kendall counties recorded $6.9 million in bank loans on the same day as their purchase deeds, in filings recorded Oct. 8 to Oct. 14. The largest is a $3.6 million Vantage Bank Texas loan to Apex Comfort LLC on a commercial lot in Comfort. Separately, Lennar put $1.816 million of earnest money into SouthStar Communities’ SouthStar at Verano, secured by a deed of trust on the project’s land.
Why it matters
Each loan sits one instrument number away from the deed it financed, so these are acquisition loans, not construction financing. For a builder or lender watching the San Antonio area, that is the useful read: local and regional banks (Vantage Bank Texas, Broadway National Bank, First Commercial Bank NA) are funding land purchases in the $1.5 million to $3.6 million range in Kendall County and on the Bexar fringe. The Lennar filing is a different signal, a national homebuilder putting cash at risk ahead of lot takedowns at Verano.
The numbers
- Apex Comfort LLC bought Lot 77D of the Comfort Outlot subdivision in Comfort, Kendall County, from Highway 87 Holdings LLC (instrument 412770) and borrowed $3.6 million from Vantage Bank Texas against it (instrument 412771), both recorded Oct. 13.
- Corral Ridge Ranch Ltd (indexed by the clerk as “Orrral Ridge Ranch Ltd”) took a deed to a multi-tract Bexar County property from Pinson Interests Ltd LLP (instrument 20260201965) and borrowed $1.82 million from Broadway National Bank against it (instrument 20260201966). Both are dated Oct. 5 and were recorded together on Oct. 14.
- DD Land LP bought Lot 1C, Block 1 of The Woods of Boerne Commercial 2 subdivision in Boerne, Kendall County, from Cambium Capital Partners LLC (instrument 412698) and borrowed $1.49 million from First Commercial Bank NA (instrument 412699), both recorded Oct. 8.
- SouthStar at Verano Developer LLC granted a deed of trust to Lennar Homes of Texas Land and Construction Ltd, recorded Oct. 13 (instrument 20260200919). The instrument describes $1,816,000 of Lennar earnest money held by the title company for release to SouthStar, secured against 11 Bexar parcels, including a 299.66-acre Samuel Wilson Survey tract.
The three bank loans total about $6.9 million.
What’s next
Watch the Corral Ridge Ranch tracts and the two Kendall County lots for plats or permits, the filings that would show what gets built. At Verano, a Lennar takedown deed would be the next record that converts the deposit into lot purchases.
