Millrose Properties adds six Stone Garden lots in Bexar County
Public record Bexar County Clerk (publicsearch)
Millrose Properties, Lennar's land-bank spinoff, added six Bexar County lots from an Angelo Gordon-tied entity, restocking San Antonio's pipeline.
Millrose Properties, the land bank Lennar spun off to hold lot inventory, took title to six lots in Bexar County’s Stone Garden #2A subdivision. The seller is an entity tied to Angelo Gordon and Essential Housing Asset Management. The deed, Bexar County instrument 20260207030, is dated Oct. 16 and was recorded Oct. 22.
Why it matters
Millrose (NYSE: MRP) spun off from Lennar in February 2025 to hold land so Lennar can buy finished lots back only as it is ready to build. This deed runs the opposite way from Millrose’s recent Bexar activity: instead of releasing lots to Lennar, it adds to its position. For San Antonio builders and developers, that signals Lennar is still restocking its local lot pipeline through Millrose while it draws finished lots out elsewhere in the county.
The numbers
The deed covers six lots, 7 through 12, in Block 181, CBLK 4007, of Stone Garden #2A, with a reference filing at volume/page 20003/1827. Texas deeds carry no sale price, and none appears on this record. Three grantor names appear on the instrument, all tied to the Angelo Gordon and Essential Housing structure; the grantee is the Millrose Texas entity.
The same month, Millrose deeded lots the other way, to Lennar’s Texas homebuilding entity, in Bexar instruments 20260205901 (Somerset Grove #4) and 20260206084 (Tres Laurels #2A). Those were part of a nine-deed run covered here Oct. 24.
What’s next
Watch the Bexar County clerk index for further Millrose purchases from Angelo Gordon-linked entities, and for the pace at which Millrose releases lots back to Lennar. A land bank adding and releasing inventory in the same county in the same month is a public read on how fast Lennar plans to build in San Antonio.
