Lennar takes title to 39 more Bexar lots in nine Oct. 21 deeds
Nine instruments, three grantor entities, one building arm: a second straight day of Bexar County deed records shows Lennar taking finished lots into construction.
Lennar’s Texas homebuilding arm took title to 39 more Bexar County lots on Oct. 21, 2026, in nine deeds covering nine subdivisions. The grantee on all nine is Lennar Homes of Texas Land and Construction Ltd, the entity that builds the houses. Three entities deeded the lots: Millrose Properties Texas LLC, Millrose Properties LLC and San Antonio LD LLC.
Eight of the deeds were signed Oct. 14. The ninth, for 11 lots in Tres Laurels #2A, was signed Oct. 19. The filings follow five deeds recorded Oct. 20 that moved 16 lots to the same Lennar entity. Across the two days, that is 14 deeds and 55 lots.
Why it matters
Millrose Properties Inc. (NYSE: MRP) is the land-banking company Lennar spun off in February 2025. It buys and holds finished lots under option agreements and releases them to Lennar as each parcel is ready to build. The transfers are routine: not distress, and not sales to an outside buyer. What they show is tempo. For competing builders, suppliers and brokers, 55 construction-ready lots in two recording days is a current, checkable read on how much Lennar is about to start in San Antonio.
The numbers
The nine deeds, all grantee Lennar Homes of Texas Land and Construction Ltd:
- Miro Meadows #1: lots 14, 15, 16, block 5 (3 lots)
- Flora Meadows #2: lots 27, 29, 30, block 15 (3 lots)
- Vida San Antonio: lots 58, 59, 60, block 18 (3 lots)
- Ruby Crossing #3A: lots 19-22, block 5 (4 lots)
- Stone Garden #2A: lots 78, 79, block 179 (2 lots)
- Somerset Grove #4: lots 6-11, block 1 (6 lots)
- Tres Laurels #2A: lots 3-13, block 15 (11 lots)
- Randolph Crossing #4: lots 12, 13, block 8 (2 lots)
- Horizon Pointe: lots 7, 9, 10, 11, 12, block 30 (5 lots)
Six instruments carry Millrose Properties Texas LLC as grantor, one carries Millrose Properties LLC, and two carry San Antonio LD LLC, which was also a grantor in the Oct. 20 batch. None of the nine deeds states a price; Texas deed records do not state consideration.
What’s next
Lot takedowns like these typically come before building permits, as Lennar’s construction arm starts vertical work. The nine subdivisions above are the ones to watch in coming permit cycles. Whether this pace holds will show in the next few weeks of the same Bexar County index.
