Lennar and Millrose Record Six DFW Land Deeds in Three Days
Lennar and land-bank partner Millrose Properties recorded six deed transfers across Dallas, Collin and Denton counties in three days.
Lennar Homes of Texas Land and Construction Ltd and Millrose Properties Texas LLC, part of the publicly traded land bank Lennar spun off in 2025, recorded six deeds across Dallas, Collin and Denton counties between Oct. 20 and Oct. 22, 2026. Five of the six move land from Millrose to Lennar’s building entity. One, recorded in Denton County on Oct. 22, runs the other way: Lennar deeded land into the Millrose land bank.
Why it matters
Millrose Properties (NYSE: MRP) spun off from Lennar in 2025 to hold raw land off Lennar’s balance sheet while Lennar builds out finished lots in phases under option agreements. The deed pattern shows that model in the public record: Lennar takes down lots from Millrose as it builds, and deeds land into Millrose to restock the pipeline. Six instruments in three days across three counties means the cycle is running continuously in Dallas-Fort Worth, not as an isolated transfer. The American Developer’s San Antonio desk independently found the same Lennar-Millrose structure this week in Bexar County; the DFW leg involves different counties, different subdivisions and a separate set of instruments.
The numbers
The six deeds break out as three in Collin County (instruments 2026000140008, 2026000140026 and 2026000139956, all recorded Oct. 21, covering lots in the Rise at Legacy Hills, Acorn North and Daybreak Phase 1 subdivisions), two in Denton County (instrument 122274, recorded Oct. 21, Foree Ranch Addition; and instrument 122803, recorded Oct. 22, the reverse-direction deed covering multiple properties), and one in Dallas County (instrument 202600225735, recorded Oct. 20, also covering multiple properties under one blanket deed). None of the six deeds state a sale price; Texas deed records do not carry consideration amounts.
What’s next
Further takedowns in Daybreak, Acorn North and Rise at Legacy Hills would appear in the Collin County index as Lennar builds. The Denton deed into Millrose is the one to track: it shows Lennar adding land to the bank in that county, and the next Dallas-Fort Worth deed sweep will show whether more follow.
