Lennar takes title to 16 more Bexar lots on Oct. 20
Millrose Properties Texas LLC and San Antonio LD LLC deeded builder Lennar 16 lots across five Bexar subdivisions in five deeds recorded Oct. 20.
Lennar took title to 16 more San Antonio-area lots on Oct. 20. Two grantor entities, Millrose Properties Texas LLC and San Antonio LD LLC, deeded Lennar’s Texas homebuilding arm the lots across five Bexar County subdivisions in five deeds, all recorded Oct. 20, 2026.
Why it matters
Texas deeds carry no sale price, so the clerk’s count is the story. Two grantor entities closing with the same builder on the same day, across five different subdivisions, points to a lot pipeline running on a schedule rather than a single negotiated deal. Millrose is Lennar’s dedicated land-banking vehicle, spun out in 2025 to buy and hold finished lots ahead of Lennar taking them down for construction. San Antonio LD LLC is a separate entity on the record, and the deeds do not name its owners. Both delivered to Lennar on the same clerk day, so Lennar’s lot supply here runs through more than one seller.
The numbers
Millrose Properties Texas LLC conveyed 7 lots in Millbrook #3B, Lots 16 through 22, Block 55 (instrument 20260205416, dated Oct. 19), and 4 lots in Espada Tract Phase I, Lots 19, 20, 21 and 24, Block 42 (instrument 20260205607, dated Oct. 14). San Antonio LD LLC conveyed 3 lots in Lonesome Dove Hills #2, Lots 20 through 22, Block 16 (instrument 20260205578, dated Oct. 14), 1 lot in Higdon Crossing #2, Lot 10, Block 6 (instrument 20260205592, dated Oct. 14), and 1 lot in Roosevelt Landing #1, Lot 8, Block 80 (instrument 20260205414, dated Oct. 19). All five instruments were recorded Oct. 20, 2026. None discloses a sale price or a loan amount.
What’s next
This is the fourth Lennar Bexar lot batch the clerk’s index has produced this month, following deeds recorded Oct. 7-9, a 14-lot batch recorded Oct. 12 and a 15-lot, five-subdivision batch recorded Oct. 16. None of the five subdivisions in this batch repeats the Oct. 16 list, so Lennar is drawing down lot inventory across a widening set of tracts rather than closing out one project. Watch the Bexar permits feed for vertical construction starts on these parcels, and the clerk’s index for whether more land-bank deeds follow before the end of the month.
