Miami-Dade County’s Regulatory and Economic Resources department issued a $128,562,701 building permit on August 21 for 1837 NE 4th Ave in Edgewater, the site of Grupo T&C’s 57-story Edge House Miami condo tower. Permit 2026066724 covers 734,644 square feet of new commercial construction and lists Meridian TC Real Estate Group LLC as developer of record and Thornton Residential LLC as contractor. Sunbiz records show Meridian TC’s manager as Victor William Ticona Cuadros, the same name Grupo T&C lists as its founder and CEO, tying the filing entity to the known developer.

The permit lands five weeks after Thornton Construction completed the tower’s mat foundation pour and started vertical work, and it is the largest single filing our permit wire has caught at this address to date.

Why it matters

For general contractors and trade partners working Edgewater, this permit converts a foundation milestone into a dollar figure the county is willing to put its name on. A $128.6 million vertical permit on a site that broke ground in April 2025 signals the job has cleared the slowest, highest-risk phase of a high-rise build, the mat foundation, and is now moving into a superstructure phase that will generate a steady run of trade permits through 2028. The permitted 734,644 square feet is short of the roughly 870,000 square feet Grupo T&C has described for the finished tower, consistent with a phased vertical filing rather than a single permit covering the whole building.

The numbers

The $128,562,701 declared value on 734,644 permitted square feet works out to roughly $175 per square foot. The county’s permit record lists the filing as 10 floors of new commercial construction, a coding that reflects this specific permit’s scope rather than the tower’s full 57-story, 637-foot height, which Grupo T&C and its architect, Kobi Karp, have described consistently since the project’s 2024 approval. The finished building is planned for 608 furnished, short-term-rental-friendly condo units.

What’s next

Watch for the county’s own record to recertify the parcel off its vacant-land coding as the superstructure rises, and for the trade-permit sequence, elevators, curtain wall, MEP, that typically follows a vertical permit of this size on a schedule aimed at a late-2028 delivery. Sales at South Florida’s Edgewater corridor have priced Edge House units starting in the mid-$500,000s, and the pace of that absorption will be the next test now that the county has attached a nine-figure number to construction itself.
