Elk Ridge Homes Pledges Pine Rock South Lots to Prosperity Bank
Both deeds cite the same Feb. 26 note, so they read as one credit line, not two loans.
Elk Ridge Homes recorded two deeds of trust with Prosperity Bank on Oct. 9, pledging Lot 31 and Lot 5 in Block 2 of its Pine Rock South subdivision in Montgomery County. Both instruments, 2026108304 and 2026108302, secure a note the builder executed Feb. 26, 2026 under a loan agreement with the bank.
Why it matters
The two deeds read as one credit line, not two loans. Each cites a note with the same date, the same maximum principal and the same loan agreement. That is the pattern of a revolving construction line, where a builder adds lots as collateral as it starts homes. For trades and suppliers working Pine Rock South, new lot pledges are an early signal that those homesites are moving into construction.
The numbers
Each deed states a maximum principal of $5.0 million, according to the recorded deeds of trust. Both figures are OCR-read and flagged UNVERIFIED-AMT, and because the language matches, they describe the same line. Adding them together would double-count it. A maximum principal is a ceiling, and the record does not show how much has been drawn. Both deeds name Prosperity Bank as lender and the builder as sole grantor, covering Section 1 of the subdivision.
What’s next
If the line works as a revolver, each new start will bring another deed of trust against Pine Rock South, so further filings will show the building pace. A third Elk Ridge Homes deed of trust recorded the same week, against Lot 38 with Susser Bank as lender, carries no dollar amount in the county record and is a separate loan. For other builders borrowing against Montgomery County lots, see Montgomery County’s builder lot deeds and the Houston market hub.
