California's InSite Pays $32.7M for Miami Self-Storage Facility

Redondo Beach-based InSite paid $32.72 million, $265 a square foot, for a stabilized Allapattah self-storage building sold by a Howard Pryor entity.

InSite Property Group, a self-storage investor based in Redondo Beach, California, paid $32.72 million for a seven-story self-storage building at 650 NW 30th St. in Miami’s Allapattah neighborhood, according to Commercial Real Estate Direct. Florida corporate records show the seller, SS Miami30th LLC, is managed by Howard Pryor and Forge Real Estate Value LLC, the entities behind the facility’s original development.

Why it matters

Out-of-state capital is still underwriting Miami self-storage, and the price says which kind. InSite paid $265.20 a square foot for a stabilized, climate-controlled building a block off I-95, a premium for a finished, leased asset rather than dirt or a construction loan. For developers weighing storage sites in Miami’s Allapattah submarket and similar infill pockets, that is the number California money will pay for a proven, delivered product, not a pro forma. InSite runs its holdings under the SecureSpace Self Storage brand, so a rebrand is the likely next step, another sign that national platforms are buying single Miami assets to fold into an operating system rather than run them standalone.

The numbers

Miami-Dade Property Appraiser records list the site, folio 01-3125-024-2180, as a 147,918-square-foot building on a 25,480-square-foot lot, built in 2020. Pryor’s development venture, Generation4 Partners, bought the land for $2 million in November 2017 and built the facility with a $9.8 million construction loan, according to Inside Self Storage. The $32.72 million sale price works out to $265.20 per square foot of the 123,379 square feet of rentable storage space reported in the deal, or $221 per square foot of the building’s full appraised footprint.

What’s next

Watch whether Pryor and Forge Real Estate redeploy the proceeds into another Allapattah or Miami storage site, an area with limited industrial land left for new self-storage entitlements. For InSite, the purchase adds to a Florida acquisition push the company has paired with its SecureSpace operating platform, and the next test is whether the firm’s next Miami-Dade buy reaches further from the urban core, where land is cheaper but a stabilized trade like this one still has to pencil at scale.
