Integra Starts Preleasing 342-Unit Lakeview at Nomi in North Miami
Integra Investments and North Miami's CRA start preleasing the 342-unit Lakeview at Nomi, with 34 units set aside at 60-80% AMI.
Integra Investments and the City of North Miami have opened preleasing at Lakeview at Nomi, a seven-story, 342-unit mixed-income apartment tower built through a partnership with the city’s Community Redevelopment Agency. Thirty-four units are reserved for households earning 60%, 70% and 80% of area median income, with the remaining 308 units capped at 120% AMI. Move-ins are expected in November, with TRG Management running the property.
Why it matters
For developers watching how workforce housing gets built in Miami without pure market-rate rents carrying the whole project, Lakeview at Nomi is a live example of the CRA-partnership playbook. Integra secured a $65 million construction loan from Banco do Brasil Americas in May 2025 to build a project where roughly 10% of units are locked at below-market AMI tiers and the rest sit only modestly under full market rent. That structure works when a redevelopment agency is a willing partner on entitlements and site control in a district it is actively trying to densify, rather than when a developer is negotiating a set-aside purely to satisfy a zoning bonus. North Miami’s CRA gets density and workforce units in a corridor it has targeted for growth; Integra gets a bankable, non-luxury multifamily project with a lender already comfortable underwriting mixed-income deals in South Florida.
The numbers
Lakeview at Nomi rises seven stories with 342 units, ranging from one-, two- and three-bedroom layouts to four live-work units, plus a 528-foot linear park as the signature amenity. Thirty-four units sit at 60-80% AMI and the remaining 308 top out at 120% AMI. The $65 million construction loan closed in May 2025 ahead of a summer groundbreaking, according to Commercial Real Estate Direct.
What’s next
Preleasing runs through November move-ins, and North Miami’s CRA track record with Integra will be a reference point the next time the agency courts a developer for another mixed-income parcel in the corridor. Watch whether Integra, now juggling Lakeview at Nomi alongside its Rybovich and Pembroke Pines plays, brings the same CRA-partnership structure to another North Miami-Dade site.
