IShowSpeed warehouse deal: no deed recorded 5 weeks later
The county record has not caught up to the announcement. Here is what that gap does and does not mean.
Five to six weeks after The Real Deal first reported that streamer IShowSpeed had paid nearly $11 million for a Miami-Dade warehouse, the deed has not shown up. We rechecked the Miami-Dade Property Appraiser’s parcel record for folio 30-3102-000-0484, at 8700 NW 7th Avenue, on August 31 at 6:12 p.m. ET, and it still lists the seller, Elite Auto Holdings LLC, as owner of record. Why it matters
A recording gap of five to six weeks is not, by itself, evidence anything is wrong. Deeds routinely lag a reported closing while a buyer forms the acquisition entity, a lender finalizes and records financing alongside the deed, a title company clears exceptions, or the parties simply hold the instrument for a coordinated recording date. None of that requires the deal to have fallen apart, and none of it proves the deal has closed either.
What the gap does is separate two kinds of fact. The parcel’s physical record, the 26,568-square-foot building, the 1.81-acre lot, the 1969 construction date, and the seller’s $8 million basis from 2022, sits in the county record and is not in question. The price, the buyer’s identity, and the studio use come entirely from The Real Deal’s reporting and a publicist, not from anything Miami-Dade has recorded. For a developer, broker, or title company underwriting against this comp, that distinction matters more than the headline number. An unrecorded deal is not yet a comp.
The numbers
Folio 30-3102-000-0484 still shows Elite Auto Holdings LLC as owner as of the August 31 check. We attempted the Miami-Dade Clerk of Court’s official records search for a deed naming Elite Auto Holdings LLC as grantor on this folio or address; the search application is JavaScript-driven and did not return queryable results through automated access, so we could not confirm or rule out a filing by another channel. A Sunbiz search for Elite Auto Holdings LLC and any newly formed buyer entity was also blocked to automated access this session. The reported $11 million price, against the $8 million 2022 basis, implies roughly 38 percent appreciation in four years, if and when a deed confirms it.
What’s next
We will recheck the folio periodically until a deed posts. If one has recorded by the time this runs again, the next piece is the instrument itself: recording date, grantee name, consideration, and any mortgage. Until then, treat the $11 million sale as reported, not as recorded.
