Keller ISD and Transwestern Development have asked Fort Worth to rezone 113.81 acres of school district land from community facilities to a light industrial planned development. The request is proposed, not decided. It goes to the Fort Worth Zoning Commission on Oct. 14, 2026, and for an industrial builder the open question is what Fort Worth will let a 113.8-acre site become.

Why it matters

Community facilities zoning is the category used for schools and civic land. The request would replace it with a planned development tied to the city’s “I” Light Industrial uses, with a site plan. For developers and brokers tracking Fort Worth industrial supply, the case shows a large parcel that could move from institutional to industrial use in council district 10, if the city agrees. The agenda lists Keller ISD and Transwestern Development as owner and applicant, with Denton Walker of GMcivil and Ryan Spears as agents. It does not state a price, a building size or who holds title today, so we do not report any.

The numbers

  • Site: 113.81 acres at 2766 and 2840 Keller Hicks Road and the 3600 to 4100 (odd) blocks of Golden Triangle Boulevard.

  • Standards: a 75-foot building setback and an 8-foot screening fence next to one- or two-family districts. Required bufferyard trees may sit outside the 20-foot landscaped bufferyard but must be between any building and those districts.
  • Schedule: the agenda marks the case as continued from the Aug. 12, 2026 meeting.

Price per square foot cannot be computed: the record gives acreage but no sale price or building area.

What’s next

The Zoning Commission hears the case at 1:00 PM on Oct. 14, 2026 in the City Council Chamber and then makes a recommendation. The proposal would still need a City Council vote, and nothing is approved until then. Watch for another continuance, as the case has already been held once.
