The numbers
Per San Francisco YIMBY’s reading of the application, One Fallon is 85 feet tall with about 132,200 square feet, including 7,620 square feet of ground-floor retail. Of the 112 units, 62 are proposed for very low-income households, 49 for low-income households, and one is a manager’s unit. The mix is 12 studios, 43 one-bedrooms, 27 two-bedrooms and 30 three-bedrooms, with 17 car spaces and 60 bike spaces.
Our comparison: total units fall 69%, yet deed-restricted homes rise from 36 to 111, about 3.1 times. The application cites Assembly Bill 2011, Senate Bill 330 and the State Density Bonus law, and the proposed 112 units sit under the site’s base density of 176 units. What’s next
The updated plans await Oakland city review, and no cost or schedule has been shared. The first master plan building, a senior housing project, is nearing completion, per the same outlet.
