Lennar pulls $17.7M of Sunrise Solterra lots from its land bank

Lennar Homes LLC took title to Solterra lots in Sunrise on Sept. 29 for $17,695,000, buying from DRP Greenbough 2 LLC, the land-bank vehicle that bought the whole Solterra site in January. The Broward Property Appraiser flags the deed as a multi-parcel sale.

Why it matters

A land bank holds the dirt so the builder does not have to carry it. The release is the point where the builder actually pays for lots and starts building. Commercial Observer reported in January that the vehicle, tied to DW Partners, bought roughly 152 acres entitled for about 900 homes from CC Homes and Windsor. This deed is the first takedown we found in the public record since then.

It is the same structure we tracked in Texas, where Lennar bought TPG land bank lots in Collin County. For South Florida builders, it shows Lennar is paying for lots in slices rather than taking the site at once. More on the region is in South Florida.

The numbers

The appraiser record for folio 4941 27 41 5670 (Solterra 184-1 B, Lot 1, Block 13, 2592 NW 78 Ave) lists Lennar Homes LLC as owner. Its sales history shows two entries: the $164,500,000 multi-parcel sale on Jan. 5, 2026 (CIN 120634487) and the $17,695,000 multi-parcel sale on Sept. 29, 2026 (CIN 121129252).

The takedown equals about 10.8% of the January price, 267 days after the land bank bought. The record does not show how many lots or acres the September deed covers, so we are not stating a lot count or a per-lot price.
