Lincoln Property buys 962K SF Boston-area office for $61M

A 962,000 SF suburban office campus traded at deeply discounted pricing, a bet on repositioning aging office at land value.

Lincoln Property Company, with an investor group advised by JPMorgan Asset Management, paid $61 million for The Edge, a seven-building office campus in Wakefield, Massachusetts, about 12 miles north of downtown Boston. The seller was Hobbs Brook Real Estate, which assembled and developed the 962,000-square-foot campus between 2001 and 2011.

Why it matters. The price works out to roughly $63 per square foot — a fraction of replacement cost — underscoring how far suburban office values have fallen. Buyers acquiring at these levels are effectively pricing the land and redevelopment optionality rather than the existing office income, a pattern now defining distressed office trades across the national market.

The numbers. At $63 per foot for nearly a million square feet, the basis gives the new owners room to invest in the asset or pivot its use. Current tenants include Arbella Insurance, marketing-technology firm Epsilon, and Eastern Bank, which occupies about 52,000 square feet. Newmark advised the seller, Hobbs Brook, which had held the campus since developing it over the prior decade. That in-place roster gives the buyers income to carry the asset while they weigh longer-term options.

What’s next. Lincoln has signaled interest in the campus’s redevelopment and mixed-use potential, suggesting portions could shift away from pure office over time. The acquisition is a template for how well-capitalized sponsors are approaching aging suburban office: buy at land value, hold the income, and underwrite optionality. With a JPMorgan-advised group alongside it, Lincoln has the balance sheet to wait for the right use. It adds to the capital flowing toward reset office bases nationwide.
