Lincoln Property buys Charlotte's Spectrum Companies to add pipeline

A 44-year-old Charlotte builder sells its pipeline to a 720M sq ft platform.

Dallas based Lincoln Property Company has acquired The Spectrum Companies, a Charlotte developer that has built nearly 7,000 multifamily units since 1982, in a deal whose terms were not disclosed. It is a clean read on who has the capital to buy pipeline right now, and who is selling it.

Why it matters

Spectrum is a merchant builder: it develops, it leases, it manages, and it does so on a regional footprint. Lincoln is a platform. That asymmetry is the whole deal. Rather than hire into the Carolinas and spend years assembling land relationships, Lincoln bought a 44-year-old book of them outright, including a development and acquisition pipeline across multifamily and commercial real estate that it can now underwrite with national balance sheet capacity and institutional capital relationships Spectrum did not have on its own.

For independent developers, the signal is uncomfortable but clarifying. In a market where construction financing is scarce and merchant builders are capital constrained, the firms with a vertically integrated platform and institutional mandates are the natural buyers, and a regional pipeline is worth more inside one of those platforms than outside it. Selling the company is increasingly how a builder finances its next phase.

The numbers

Spectrum currently leases and manages a total of 4.4 million square feet of assets on top of the roughly 7,000 multifamily units it has developed. Lincoln, one of the largest private real estate firms in the United States, manages and leases more than 720 million square feet of commercial space for institutional clients across the US, the UK and Europe. Business North Carolina reports Spectrum’s 43 employees will relocate to Lincoln’s SouthPark offices in Charlotte this summer.

Leadership largely stays. Johno Harris, Lincoln’s senior executive vice president, and Stephen McClure, Spectrum’s CEO, will jointly lead the North Carolina and South Carolina division, which now absorbs Spectrum’s northern and central Florida multifamily business. Darryl Dewberry, Spectrum’s executive chairman, continues in his role developing investment and development partnerships in the Carolinas. “Lincoln has long been committed to the Carolinas, and this acquisition reflects that commitment in a meaningful way,” Harris said.

What’s next

Watch whether the combined NC/SC division starts breaking ground on Spectrum’s shelved pipeline, which is the test of whether Lincoln bought capability or simply bought market share. The Florida multifamily business folding into a Carolinas division is the other thread worth tracking, since it suggests Lincoln is running the Southeast as one capital allocation decision rather than as separate markets.
