$39.4M filed for first two warehouses at old Greenspoint Mall site
The filings are the first construction-stage registrations for the $150 million industrial park announced in September.
Two Texas Department of Licensing and Regulation filings registered Oct. 27 put a combined $39.4 million and 787,150 sq ft behind the first two warehouse buildings planned for the former Greenspoint Mall site in North Houston, under owner REEP-IND CityNorth Owner TX LLC.
Why it matters
The filings are the first construction-stage paper behind the CityNorth Industrial Park, the four-building, $150 million redevelopment of the shuttered mall that Lincoln Property Company and New York Life Investment Management announced through their financing advisor in September. Until now the only public record was the advisor’s transaction page describing a plan. These two TABS registrations carry a named owner, a Harris County address and a cost, which is a different and more durable kind of record.
For builders and subcontractors tracking North Houston industrial supply, 787,150 sq ft of shell space going to a registered start date is a near-term bid package: both buildings share the same Feb. 12, 2027 estimated start and Dec. 30, 2027 estimated completion, so site work and shell construction on two buildings run in parallel rather than in sequence.
The numbers
TABS2027004542 covers Building B: 406,350 sq ft at 12300 North Freeway, registered cost $20,320,000. TABS2027004531 covers Building A: 380,800 sq ft at the same street address, registered cost $19,050,000. Combined, the two filings total $39,370,000 and 787,150 sq ft, both ground-up vacant shell warehouses with no tenant named, built with high-piled-storage fire protection and access. Both list the owner as REEP-IND CityNorth Owner TX LLC of Wilmington, Delaware, with Bryan Wynne as owner contact. Neither filing names a general contractor.
The address and the “CityNorth” naming match the site Lincoln Property Company and New York Life Investment Management described in September as an 80-acre, four-building, 1 million-plus sq ft plan on the old Greenspoint Mall property. These two buildings account for roughly three-quarters of that square footage, with two more buildings still unregistered.
What’s next
The remaining two buildings in the announced four-building plan have not yet appeared in the TDLR pipeline. Construction on these two is registered to start in February 2027 and finish by the end of that year, a timeline builders bidding the civil and vertical packages can plan against now.
