Miami-Dade Government Permits $97M of Construction in One Week

Miami-Dade County and one of its cities pulled a combined $97 million in construction permits over two days this month, and all three were filed by a government agency as owner of record, work a general contractor or sub can actually chase. The county’s own building-permit dataset shows permits 2026069079, 2026069140 and 2026069311, all issued Sept. 2 or Sept. 3, all coded government use.

Why it matters

For a GC or sub sizing up where to bid next quarter, this is a live pipeline, not a press release. Miami-Dade County issued a $53.5 million permit for a 179,620-square-foot, two-story structure at 12805 Biscayne Dr, an address the county’s own transportation page identifies as the South Dade Transit Operations Center, a 20-acre all-electric bus facility with Glass Tech Engineering Inc. as contractor of record. The same week, the county issued a $13.7 million permit for 19,072 square feet at 16555 SW 157th Ave, matching Chuck Pezoldt Park’s recreation center and library, a $21.5 million project the county says is set to open Sept. 14, roughly a week from now, with Mtm Glass Concepts Inc. as contractor. Both jobs show which contractors the county already trusts with public work, a useful data point for subs pricing similar bids. The third permit, $30 million for 500,000 square feet at 1525 NW 135th St, lists the City of North Miami as both developer and contractor of record, meaning no outside GC has been brought on yet; the city’s own capital-projects page shows only a separate $150,000, on-hold line item at that address, so the permit itself does not state what is being built there.

The numbers

The three permits total $97 million in declared construction value across 698,692 square feet, all issued within a two-day window. The transit center permit runs $298 per square foot; the library and recreation center permit runs $718 per square foot, consistent with a finish-heavy public building nearing completion; the North Miami permit works out to $60 per square foot, low enough to suggest site or shell work rather than a finished structure.
