Minto sells 24 acres in Westlake to Walmart for Supercenter
Minto Communities sold 24 acres in Westlake's Town Center West to Walmart for a 188,779-square-foot Supercenter, months after Lowe's took the pod next door.
Minto Communities has sold 24 acres in the Town Center West commercial pod of its Westlake master-planned community in Palm Beach County to Walmart, which plans a 188,779-square-foot Supercenter with a separate convenience store and gas station, according to REBusinessOnline. The sale closed July 31 and follows Minto’s sale of the neighboring parcel to Lowe’s, which closed February 2. The two deals, landing five months apart on the same commercial pod, mark the point where Westlake’s retail land started to reprice.
Why it matters
Masterplanned developers typically sit on their commercial outparcels until enough rooftops are built and sold to justify a national retailer’s underwriting. Minto is now cashing in that patience. Lowe’s committed first, in February, and Walmart followed once Minto’s site plan for the other half of the same pod cleared the Westlake council. For developers building out greenfield communities in South Florida, the lesson is that big-box land does not reprice on the master plan’s schedule. It reprices when a national anchor decides the rooftop count already supports the store, and two anchors landing on one pod within five months is a strong signal Westlake crossed that threshold in early 2026.
The numbers
Walmart’s 24 acres sit on the southern portion of Pod G at Town Center West, according to Westlake’s own development order index, which lists the site plan as SPR-2025-01, approved by the city council April 7, along with a companion sign plan and an alcohol distance variance filed the same day. Lowe’s holds the northern half of Pod G; Minto closed that 10.6-acre, 134,148-square-foot sale, including a 26,601-square-foot garden center, on February 2. Walmart’s store adds a pharmacy, garden center, automotive center and vision center to the 188,779 square feet, plus the separate convenience store and gas station. Neither sale price has surfaced. Minto has now sold roughly half of the 2.2 million square feet Westlake is approved for commercially.
What’s next
Minto still holds one large outparcel at Town Center West, per REBusinessOnline, and whoever buys it next will be the next read on how fast Westlake’s remaining commercial land is repricing. Minto senior vice president John Carter said bringing in Walmart and Lowe’s is “a clear vote of confidence in our community’s growth.” Watch whether either sale price surfaces once Palm Beach County records the deeds; neither had recorded as of this week.
