View 29 in Wynwood Gets $40M City Permit After 2,091 Days

The City of Miami issued a $40,186,101 new-construction permit on September 14 for a multifamily building at 2901 NW 2nd Ave in Wynwood, city records show. The permit does not name a developer, but the address matches View 29, the long-stalled project from New Urban Development, the Urban League of Greater Miami’s development affiliate.

Why it matters

This is the city-side building permit for a site we covered earlier this month, when a separate county permit surfaced at the same address. The record’s developer field is blank, so the link to View 29 rests on the matching address and multifamily rental scope, not on a name in the filing. The filer, First Florida Wynwood LLC, is a state-licensed general contractor operating under that name, which points to a builder’s permit rather than an owner’s.

For construction and lending audiences, it marks the point where a project stuck for years becomes a buildable job in South Florida, in a zone (T6-8-O) that allows tall mixed-use buildings.

The permit record lists NEW CONSTRUCTION, a declared cost of $40,186,101 and 242,519 square feet. Plans were first created November 19, 2020, and accepted December 23, 2020, and the record shows 2,091 days in plan review before issuance. It is flagged as using a private provider and shows an Active status, ready for inspections.

The work items list multifamily rental alongside retail, office, storage and recreational uses. Bisnow previously reported that View 29 is a 12-story, 116-unit affordable and workforce project backed by $44 million in public bond financing. The city’s declared value and square footage are larger than the figures on the county permit we reported earlier ($32 million, 182,000 square feet), and the records do not explain the difference.
