Nexo Residences completes in North Miami Beach with 254 units

Fortune International Group and Blue Road have finished Nexo Residences, a 16-story, 254-unit condominium at 13899 Biscayne Boulevard in North Miami Beach. The building has its Temporary Certificate of Occupancy, and owners are next to move in.

Why it matters

Completed towers are still rare on this stretch of Biscayne Boulevard, so Nexo works as a test case for the South Florida north-county condo market. Fortune CEO Edgardo Defortuna said “Nexo was built to answer a real gap in North Miami Beach.” Florida YIMBY reports more than 90% of units sold, to buyers from more than 25 countries, which shows what the corridor can absorb when priced below Aventura and Sunny Isles.

The numbers

Fortune and Blue Road built 254 fully furnished units, from studios to three-bedrooms plus townhomes of three and four bedrooms, ranging from 531 to 2,438 square feet. Remaining units start at $685,000. Carlos Ott designed the tower, Frankel Benayoun Architects is architect of record, and KAST Construction was the contractor. Blue Road and Fortune bought the site for $16 million in 2022, per Florida YIMBY.

Our own pull of Miami-Dade permit data shows fire sprinkler permit 2025009027 at the address, issued November 14, 2024, listing 13899 Biscayne Associates LLC as owner on folio 0722210020590. The owner entity is the project’s title holder.

What’s next

Nexo is sold as a short-term-rental building, with AvantStay managing operations, and it offers an EB-5 option at $1,050,000. Florida YIMBY places it about 4 miles from Brightline’s Aventura station. The test now is whether owners reach the rental income their pro formas assumed. For developers assembling nearby sites, that first-year performance will show how much room remains along Biscayne.
