Fortune International Group and Château Group finished the mat foundation pour for the South Tower of The St. Regis Residences, Sunny Isles Beach, the developers said this week, moving the 62-story building into vertical construction. Crews placed roughly 10,000 cubic yards of concrete over a continuous three-day operation from July 24 to July 26 at the 18801 Collins Avenue site.

Why it matters

For general contractors and subs bidding South Florida high-rise work, a mat pour of this size is the clearest calendar signal a project throws off before framing starts. Coastal Construction, the general contractor, and the trades behind it now have a fixed date to build vertical schedules against instead of a rendering and a permit. The South Tower is one of two 62-story, 750-foot towers Fortune and Château are building on the 4.7-acre oceanfront site, with 170 residences in the South Tower and 150 planned for the North Tower. Arquitectonica is the architect of record. The North Tower is scheduled to break ground in early Q4, so the same crews and pump fleet now finishing the South Tower’s foundation are likely to cycle onto the second site within months.

The numbers

The pour used six boom pumps running more than 30 hours, about 500 workers and roughly 1,100 concrete truck deliveries, placing close to 4 million pounds of reinforcing steel into a mat foundation measuring 150 feet by 135 feet and 13 feet thick, according to the developers’ release. The South Tower is targeted for delivery in the fourth quarter of 2028; remaining residences are priced from approximately $5 million. Fortune International Group secured a $418.3 million construction loan from Bank OZK for the South Tower, and the developers separately closed a $113.75 million loan with City National Bank tied to North Tower predevelopment.

What’s next

“Completing the foundation is one of those moments,” said Edgardo Defortuna, Fortune International Group’s CEO. With the mat foundation set, the South Tower moves into column and slab work as it climbs toward its 750-foot height, while the developers prepare to break ground on the North Tower this fall. Both towers sit inside the South Florida luxury condo pipeline that construction firms are tracking for the next wave of vertical-trade bids.
