A $220.1 million Capital One deed of trust was recorded against property in Irving and in Denton County, both signed Sept. 30, 2026. Each county’s deed of trust names NLIP TX LP as borrower, and each follows a warranty deed to the same entity. The record gives the lender, the amount and the legal descriptions, but no price or buyer brand.

Why it matters

A single loan secured on land in two counties is a portfolio-scale financing, not a one-site deal. For brokers and builders working the Irving and Denton County, the record shows who is lending and on what collateral. For other lenders and sellers, it shows a buyer with financing already in place.

  • Loan: $220.1 million. The Dallas County instrument (202600214334, recorded Oct. 5, 2026) and the Denton County instrument (117974, recorded Oct. 8, 2026) show the same amount. We count it once.
  • Lender: Capital One National Association in Dallas County; Capital One NA, as agent, in Denton County.
  • Irving collateral: DFW Freeport 3rd Installment, Lot 2R, Block I. Warranty deed 202600214333 runs from BPREP Sterling Street LLC to NLIP TX LP.
  • Denton County collateral: part of F. Cuella Sur Survey, Abstract 1711, about 19.736 acres. Warranty deed 117973 runs from BPREP Alliance Gateway LLC to NLIP TX LP.
  • Sale price: none. Texas deeds do not carry one, so this record does not show what NLIP TX LP paid. The $220.1 million is the loan, not a price.

The deeds do not name an operating company behind NLIP TX LP or the BPREP sellers, and a Texas Comptroller franchise-tax search for NLIP TX LP returned no rows. We therefore do not attribute the deal to any developer. The records do not state the intended use of the land.

What’s next

Watch for a release of lien, a construction or lease filing, or a permit on either tract that would show the plan. Until then the recorded loan and the two deeds are the full public picture.
