Roanoke hotel and convention center gets $88M deed of trust

A Roanoke development corporation recorded an $88,085,000 deed of trust on Oct. 5 for a 205-key hotel and convention center registered at $99.7M.

A local development corporation created for Roanoke’s hotel and convention center recorded an $88,085,000 deed of trust with the Denton County Clerk on Oct. 5, the first public paper trail of how the roughly $99.7M project at 600 S. Oak St. in Roanoke is being funded. For contractors and suppliers bidding trade packages, it is the first recorded financing instrument tied to the build.

Why it matters

The clerk’s index lists the borrower as Roanoke Convention Center Hotel Local Development Corp and the counterparty as U S Bank Trust Co NA. We could not read the instrument text online, so we cannot say whether it secures bonds, with the bank acting as trustee, or something else. Treat it as a recorded security instrument, not a confirmed bank loan. Texas deeds of trust carry no sale price, so the amount is a financing figure, not a purchase price.

The project is municipal at its core. TDLR lists the City of Roanoke as owner. Community Impact reported that the city will own the convention center and lease land to the hotel for its operations, with Dallas-based Brasfield & Gorrie as the general contractor. We did not find the hotel operator named in a record, so no developer is tagged.   • Other published project totals differ from the TDLR figure, so we use only the registered one.

What’s next

Watch for a bond offering document or trust indenture that would show the structure and repayment source, and for the hotel operator’s name and brand. Community Impact reported a construction start on or around Aug. 3, but we have not confirmed a groundbreaking in a record. Further recordings in Denton County, such as a lease or a ground lease, would show how the private hotel piece connects to the city-owned convention space.
