Unnamed owner of stalled North Beach condo site faces $6M auction

A five-story, six-unit waterfront condo project at 10 S Shore Dr in North Beach, Miami Beach, never got finished. Now it goes to a Miami-Dade foreclosure auction on Oct. 27, and the public auction record does not say who owns it or who is foreclosing.

Why it matters

The auction listing for case 2025-020956-CA-01 shows a final judgment of $6,030,711 but leaves the plaintiff and defendant fields empty. That is the story: a lender is owed six million dollars on an unfinished build, and the record does not name the borrower, the developer or the bank.

The gap between price tags is the second hook. A listing for the same site asks $8.2 million, about $2.2 million more than the judgment. The county’s assessed value is roughly $1.2 million, so the debt sits at around five times what the assessor counts. A seller asking $8.2 million for a stalled shell is betting a buyer pays for entitlements and plans, not for what is on the ground.

The listing describes a 10,200-square-foot lot, about 17,435 square feet of planned building area, six units over five stories and 12 parking spaces. We did not verify those specs against permit or plan records, so treat them as the seller’s description.

A smaller case sits nearby. At 750 83rd St in Miami Beach, case 2025-012745-CA-01 carries a $2,360,185 judgment on a multifamily property assessed at roughly $866,000, with its sale set for Oct. 21, six days before 10 S Shore Dr.

What’s next

Foreclosure sales can be canceled or postponed before the date, so the Oct. 27 auction is not certain. Watch the clerk docket for a cancellation, a bankruptcy filing or a settlement, and watch whether the $8.2 million listing stays up as the date nears. The owner or lender could also surface through the appraiser’s record or the case file.
