Miami-Dade County issued a $104 million building permit on August 5 for 1445 N Miami Ave, according to permit 2026063025 in the county’s RER database, tracked by The American Developer’s permit wire. The filing lists developer of record as 14th Street Development LLC, a title entity, and contractor First Florida Constructors LLC for a 31-floor, 594,815-square-foot mixed retail and residential building with 398 units. The address, unit count and floor count match UniDos, the income-restricted apartment tower NR Investments broke ground on with the City of Miami in a ceremonial groundbreaking in February.

Why it matters

This is the single largest permit our wire caught in this window, and it landed in Omni, the corridor along North Miami Avenue where downtown’s high-rise core meets Overtown and Wynwood. For South Florida developers, it marks what is going vertical in that stretch. For crews and subs watching the corridor, a $104 million job just cleared the county with a named contractor, First Florida Constructors, holding the mobilization work in front of it. UniDos was announced as all 398 units income-restricted, a scale of affordable delivery that is rare among the market-rate towers filling the rest of Omni’s pipeline.
