Bain Capital Affiliate Lends $120M on McCourt's 360 Tenth Ave Site
The City Register records the borrower and lender only as LLCs. The brands come from a secondary report.
A $120 million mortgage on the Tenth Avenue blockfront between West 30th and 31st streets went into the City Register this month, with a lender entity called BCC 360 10th Avenue 1, LLC on the receiving end.
The mortgage is document 2026082700755001, dated August 25 and recorded September 2, 2026. The borrower is 360 Tenth Avenue LLC, against Manhattan block 728, lot 69.
Why it matters
The record itself names no brand on either side. A secondary report from ARCFE, citing PincusCo transaction records, identifies the borrower as a McCourt affiliate and the lender as a Bain Capital lending entity. We could not confirm that link from the recorded document, so treat the Bain Capital tie as reported, not recorded. The “BCC” in the lender’s name is consistent with it but does not prove it.
For developers and brokers on the far west side, the signal is the capital stack. Private credit is funding a site-level loan on a planned office tower, not a bank construction facility. That is a different underwriting profile from a building under construction, and a useful comp for anyone pricing early-stage Hudson Yards-adjacent land.
