A deed for $143,119,919 was recorded on November 5 for 29-24 40th Avenue in Long Island City, Queens, the largest New York City deed in our current window. The seller of record is LIC 40TH AVENUE OWNER LLC and the buyer of record is DOMI LIC PROCO LLC.
For developers and lenders pricing newly built Queens rentals: this is a fresh, recorded comp for a two-tower building that opened this fall, and it prints above the roughly $120M cost SB Development has listed for the project.

Why it matters
The deed names only LLCs, and the record does not name a sponsor. A November 2 release from Brightshore Capital, formerly GTIS Partners, announced that it bought DOMI at this address through its Opportunity Zone Fund II. The release did not disclose a price. The recorded amount and the matching address and property name are what link the two, so we treat the buyer’s identity as the firm’s own announcement rather than something the deed states.
The release says the seller was a joint venture of SB Development, Hazelton Capital Group and Avenue Realty Capital. Commercial Observer reported the same parties and the $143M figure.
The numbers
- Deed amount: $143,119,919, document dated October 27, recorded November 5 (document 2026110200403001).
- Parcel: Queens block 402, lot 32. The record page header shows Manhattan as the borough, but the parcel and the live City Register index list Queens.
- Building: 190 apartments in two towers, 133 market rate and 57 affordable, plus about 4,900 square feet of retail, per the release.
- Tax benefit: the release says the building participates in the 421-a Affordable New York program, a 35-year property tax exemption.
