340 Brook LLC bought a vacant lot at 340 Brook Avenue in Mott Haven for $600,000 and filed plans for a 4-story, 11-unit apartment building 89 days after the deed date, according to the city’s land and buildings records.

Why it matters

The buyer did not sit on the site. For a developer, this is the tight version of the small-lot playbook: close, draw, file in under three months. For brokers and GCs, a New Building filing this early means a site that is moving toward a start, not a land bank. The filing is pending, so nothing is approved or under construction yet. See the same shape elsewhere in our East Flatbush filing report and our wider New York coverage.

The numbers

The deed from Sean Holding LLC to 340 Brook LLC is dated July 15, 2026 and was recorded July 23 at $600,000, on Bronx block 2268, lot 4, which the city tags as vacant residential land. The Department of Buildings filing, job X01467113-I1, was submitted October 12 as a New Building job described as a new 4-story residential building with 11 dwelling units and 8,073.93 square feet of construction floor area. Counting from the deed date, that is 89 days; from recording, 81.

Our math: $600,000 across 11 units is about $54,545 of land per apartment, or roughly $74 per square foot of proposed floor area. That is a land-to-floor-area ratio, not a sale price per saleable foot, and the filing does not say whether the units will be rentals or condos.

What’s next

The filing sits in pending status awaiting plan examination. Watch for approval, a construction financing mortgage against the lot, and the first excavation or foundation permits. The record lists a different owner entity name (340 Brook Ave LLC) on the filing than the deed buyer, so any later financing document will show which entity holds the lot.
