Part of the facade of a vacant, two-story motel collapsed Friday morning at 7430 Ocean Terrace in North Beach, the Witkoff site, and one construction worker was taken to Jackson Memorial Hospital, The Real Deal and Hoodline reported.

Why it matters

The worker’s condition has not been released, and as of the reports no official statement on the cause had come from the city, Witkoff, Ocean Terrace Holdings or the contractor. The reports say a structural engineer was on site assessing the building, and it was not clear whether work had been halted. The Real Deal’s account, which we could not open directly, attributes the location to a city spokesperson. The building was a 1951 motel with 39 units, vacant at the time, and Hoodline reported that a notice of commencement was filed at the end of August, with subcontractor Icon Group Contractors doing concrete remediation and facade reinforcement to prepare for shoring. That is preparatory work on an old structure inside what we have covered as the corridor’s biggest presale story, Witkoff and Lefferts’ North Beach highrise run. For South Florida developers and contractors, an injury during shoring prep on a legacy building is a reminder that the risk comes before the tower does.

The numbers

Our pull of the Miami-Dade Property Appraiser record for folio 02-3202-003-0030 at 7430 Ocean Ter shows the owner as Ocean Terrace Trustee LLC, care of The Witkoff Group. The parcel is 7,500 square feet with a two-story, 39-unit hotel built in 1951, 11,627 square feet. The 2026 roll values the land at $7.5 million, $1,000 per square foot, and the building at just $8,170, for a $7,508,170 total, up from $5,070,804 in 2025. In plain terms, the county treats the structure as having almost no value; the land is the asset. This is one parcel of a larger site. Per our earlier coverage, the project is a 76-residence tower and resort building that had sold about $200 million before groundbreaking.

What’s next

Open items are the worker’s condition, the cause of the collapse, whether the city or the state issues a stop-work order, and whether the structural engineer’s findings change the shoring schedule. The appraiser record we pulled does not show permit or stop-work status, so that remains unconfirmed. We will update if the city or Witkoff releases a statement. Any delay matters mostly to buyers who put down deposits on a project that has not yet risen out of the ground.
