Witkoff, Related Group Both Pull Vertical Permits Same Week

Witkoff pulled a $97M permit for Shore Club in Miami Beach and Related Group pulled a $74.5M permit for Gallery at Lummus, both in the same week.

Two watchlist developers pulled construction permits worth a combined $171.5 million in the same week, Miami-Dade’s building department shows: Witkoff’s $97 million filing for the Shore Club Private Collection at 1901 Collins Avenue in Miami Beach, and Related Group’s $74.5 million filing for Gallery at Lummus near downtown Miami.

Why it matters

Permits, not renderings or financing announcements, are the honest signal of when a developer actually mobilizes a crew. Witkoff and Monroe Capital lined up a record $430 million construction loan for Shore Club back in 2023 and have talked up the project for years; a phased new-construction permit landing now, with a foundation pour already reported, means steel is about to follow. Related’s permit lands after the firm spent years moving Gallery at Lummus through Miami-Dade’s RFP and approvals process on county-owned land near Lummus Park. For South Florida developers and contractors reading the pipeline, two name-brand permits in one week is a read on which projects are actually converting from entitled to under construction, not just which ones are getting press.

The numbers

Shore Club’s $97 million phased permit covers 481,200 square feet at 1901 Collins Avenue, the site of the planned condo and hotel tower from Witkoff and Monroe Capital. Miami-Dade’s parcel record lists the owner of record as Shore Club Property Owner LLC. Related Group’s $74.5 million permit covers 415,500 square feet at 395 NW 1st Street, where the developer’s Gallery at Lummus is planned as roughly 439 apartments across two 30-story towers with ground-floor retail. Both filings were reported issued by Miami-Dade’s Regulatory and Economic Resources department within the same week in late July.

What’s next

Shore Club’s permit points toward vertical construction on one of Miami Beach’s most closely watched luxury condo redevelopments, with the $430 million construction loan already in place to fund it. Gallery at Lummus moves Related’s mixed-income apartment project from approvals into the build phase, adding units to a site the county has been trying to redevelop since selecting Related as the winning bidder in 2021. Both projects are now permit-verified starts, worth checking against future RER filings for structural progress and any amended values as construction proceeds.
