Related Group and BH Group have removed the tower cranes from the Residences at Six Fisher Island, the $700 million-plus ultra-luxury condo they are building with Teddy Sagi and Wanxiang America Real Estate Group, with the podium, amenity deck and pool forms now advancing toward a late 2026 or 2027 delivery, PROFILEmiami reported August 6.

Why it matters

A crane pull is one of the clearest outside signals that a tower has topped out and moved into finish work, and Miami-Dade’s own permit record backs it up. The master building permit for the site, No. 2024067740, has drawn a steady run of professional-certification sub-permits since the tower was framed, the latest a mechanical inspection filed July 30, just 11 days before this edition. That is a still-active construction record, not a stalled one, on a site where 50 units are priced from $15 million and two penthouses already sold for a combined $150 million before the building topped out. For Miami contractors and subcontractors, Six Fisher Island remains one of the few ultra-luxury towers still pulling inspection permits at this dollar basis, a signal of how much finish-out work is left on the highest end of the market.

The numbers

The county’s permit lists the structure at 584,671 square feet across 50 units, with a declared construction value of $154.3 million, a figure that covers the building permit itself and sits well under the $700 million-plus figure reported for the full project once land, financing and ultra-luxury finishes are included. Coastal Construction is general contractor and Douglas Elliman is handling sales. On site, PROFILEmiami reported glass railings progressing up the exterior, the north and south podiums under construction, mature rooftop trees being installed on the south amenities deck, and pool forms being set with concrete pours underway across the lower levels and villa residences.

What’s next

Delivery is targeted for late 2026 or 2027, and the next visible milestones are the amenity deck and pool completing ahead of closings on the $15 million-and-up units already under contract. Watch the county’s permit record for a certificate-of-occupancy filing against master permit 2024067740 as the closer signal that Related Group and BH Group are handing over one of the priciest condo towers under construction in the country.
