Six projects across three Broward County cities clear public hearings this week and next with no general contractor on record, from a private school expansion in Coconut Creek to a warehouse and a mixed retail center in Pompano Beach. None of these have permits. All are still at the site plan or funding stage, the window where a contractor can get in front of an owner before scope hardens into construction documents. Why it matters
A permit notice tells a GC a job is already staffed. An approvals hearing tells a GC a job is not staffed yet. Two of this week’s items, the North Broward Preparatory School and Walmart site plans in Coconut Creek, already cleared their Planning and Zoning Board recommendation on July 8 and now go to the City Commission for final approval, which is typically the last stop before an owner starts soliciting bids.
