Miami-Dade County issued building permit 2027001257 on October 7, 2026 for a new three-story, 46-unit apartment building at 6431 NW 32nd Avenue in unincorporated Miami-Dade. The record lists Pedre Properties III LLC as owner and A & M Hurricane Protection LLC as contractor.

Why it matters

This is small-format infill rental, the kind of 40-to-50-unit building that rarely draws headlines but adds real supply in the county’s northwest corridor. Three stories keeps the project out of high-rise construction costs and elevator-heavy design, and a 46-unit count is large enough to qualify as a multifamily asset for lenders and buyers.

The owner is not a name we have tracked before, and our search turned up no prior projects under Pedre Properties. That makes the permit itself the main public evidence of what the group is building.

Gross area includes corridors, stairs and common space, so apartments themselves will be smaller. Permit valuations are the applicant’s own estimate and often run below final construction cost.

One oddity: the permit’s category fields list window work, and the contractor’s name points to hurricane protection. The record does not list an architect, so the full contractor scope should be confirmed with the county.
