Perardi Development registers $8M Boerne wellness building

Perardi Development’s Boerne Wellness project is registered with the Texas Department of Licensing and Regulation at an estimated $8.0 million. Registration TABS2027004323 describes a new three-level retail and office building of 36,997 sq ft on Herff Road in Boerne, Kendall County. The owner of record is Boerne Wellness 2026 LLC, with estimated dates from Jan. 1, 2027, to Dec. 31, 2027.

The filing matches the project Perardi Development has marketed as Wellness Plaza at Boerne. The company’s owner, Eric Perardi, told Community Impact in September 2025 that the ground floor would hold health and wellness retail, with doctors’ offices on the two floors above. He also said health providers would be able to buy into ownership of the development.

Why it matters

The site is on Herff Road near Gallant Fox and Old San Antonio Road, where an emergency room and a Starbucks have also been announced, according to Community Impact. A physician buy-in is a different capital structure than a leased medical building. If it fills, Boerne-area brokers and medical office developers get a live test of whether doctors will own rather than rent.

The numbers

The registration puts the project at $8.0 million for 36,997 sq ft, about $216 per sq ft of estimated cost. A TABS cost is a declared estimate, not a sale price or a loan. The Jan. 1, 2027, estimated start is about nine months after the spring 2026 groundbreaking Perardi targeted last year. He had expected offices to open by summer or fall 2027; the registration now shows completion by Dec. 31, 2027.
