Pinnacle and Ram Realty Advisors have topped off Aventana, a 16-story, 334-unit apartment tower at 19640 West Dixie Highway in Aventura, walking distance from Brightline’s Aventura station, according to Florida YIMBY.

Why it matters

Aventana lands as a live example of market-rate transit-oriented development still closing construction financing along the Brightline corridor, at a moment when institutional lenders have grown selective about multifamily. Santander Bank underwrote an $88.3 million construction loan for the project, and the deal includes 34 workforce housing units alongside the market-rate stock, a mix other Aventura-corridor sites can point to when they pitch lenders on density next to a rail stop. Baker Barrios Architects designed the building and Kaufman Lynn Construction is the general contractor. “Reaching the topping-off milestone at Aventana is a proud moment for everyone who has worked to bring this community from vision to reality,” said David O. Deutch, co-founder and president of Pinnacle. For developers eyeing sites along Miami’s Brightline stations, the financing and the workforce-unit component are the parts worth studying.

The numbers

The tower totals 334 apartments across one, two and three-bedroom layouts, with 34 units set aside as workforce housing. Ground-floor retail adds 3,340 square feet. Santander Bank’s construction loan is $88.3 million. Amenities include a pool, fitness center, club room, private dining room, coworking space, resident lounges, a golf simulator, a podcast studio, a spa with cold plunge and sauna, and a dog wash.

What’s next

Pre-leasing is set to start in spring 2027, with the building targeting completion and occupancy by summer 2027. The topping-off, dated September 13, 2026, puts Aventana on track to be one of the first fully financed, market-rate towers to deliver next to the Aventura Brightline stop, a marker other developers weighing sites along the line will be watching.
